  • Outcome: APPROVED no conditions

PMISC11-02 Metro Exhibits – 15 Riverside Dr. – B: 182, L: 6.1 – Office (3,000 s.f.)/warehouse (15,022 s.f.)/assembly for displays – hours of operation 8am-6pm M-F – 7 employees  (Frassetto)

  • Outcome: APPROVED no conditions

PMISC11-03 Dauphin – 115 Main Rd. – B: 41, L: 28 – warehouse only 16,000 s.f. for storage of furniture parts – hours of operation 7am-3:30pm M-F – 3 employees – no signage, no overnight parking of vehicles – 1 twenty (20) to forty (40) foot container on tractor-trailer bed 2-3 times a week (Woodmont Properties)

  • Outcome:  APPROVED no conditions

PMISC11-04 Millea Bros – 321 Changebridge Rd. – B: 160.2, L: 18 – 6,200 s.f. warehouse of furniture and decorations – hours of operation 9am-5pm Mon-Sat – 2 employees – no outdoor storage of vehicles – no signage requested (RBR)

PMISC11-05 Jazzercise – 321 Changebridge Rd. – B: 160.2, L: 18 – 2,657 s.f.  - recreation – hours of operation 8am-8pm Mon-Thurs; Fri 8am-7pm; Sat 8am-11am; Sun 8am-11am & 3pm-5pm – 15 employees – no outdoor storage of vehicles – no signage requested (RBR)

  • Outcome:  TABLED. Applicant was requested by subcommittee to appear before full board with discussion of items completed post-approval.


Appearing on behalf of application:  Greg Glodek, Ben Giadiosi - owners - and Rosemary Stone-Dougherty, Esq, - attorney for application.  Ms. Stone-Dougherty updated the subcommittee on the status of the post-approval (granted in October 2009).  Ladis had a concern about the lighting and parking on the property.  Existing parking may not be able to accommodate tenants.   The applicant is to provide update on NJDEP approvals. 

The applicant has requested flexibility to have tenants occupy property prior to final site improvements in order to generate revenue to finance the construction. 

PMISC10- 42 Personal Best Fitness - 2 Changebridge Rd East Building Unit F - Addition of a juice bar for customers and also proposed vinyl vestibule. 

  • Outcome:  Juice bar approved.  Vestibule - TABLED.  Applicant is requested to research alternatives to the vestibule, including an air or heat curtain and an interior vestibule. 

Other Items for Discussion

2 Changebridge Road - Discuss signage.

The subcommittee agreed to have a presentation before the full board by Rensselaer Property Group.

Allbrand tire property - discuss site constraints.

Board expressed concerns about parking constraints and variances required.
