Deane Driscoll reported that Lake Valhalla Club was
continued to next month.

Zoning Ordinance Update
Master Plan and Zoning Ordinance revisions are on schedule
and on-going.

VANDERBECK FIRST INDUSTRIAL
Mr. Vanderbeck gave an overview of his background and his
experience working on real estate leasing in New Jersey.
He recommended that Montville EDC reach out to brokers and hospitals
directly to market location and existing vacant facilities. Suggestions include surgical centers,
rehabilitation centers, wellness centers and the like. He also indicated that educational facilities
including satellite locations and training centers could be a good use in the
Township.
Overall vacancy rates in the State are high for office and
commercial, although there are a few key spots in New
Jersey such as Raritan
Center that attract
industrial tenants. Montville competes with surrounding
municipalities, including Parsippany, and needs to be competitive. Rick suggested Montville designate redevelopment areas that
would give owners incentives to redevelop property given special loan packages
and lower tax rates.
Also, he suggested that land use boards in Montville evaluate their image that is seen
from outside as being difficult to developers. He also suggested that boards be
upfront with developers about expectations for property development so that businesses
can anticipate the cost. Certain
conditions, such as a sound barrier for First Industrial property, can cost
businesses thousands of dollars and it may dissuade them from moving into Montville.
