Discussion regarding “Welcome to Montville” signage

The subcommittee discussed the proposed signage and reached a consensus that the sign for sponsors be limited to green and beige coloring.

Discussion regarding proposed Library sign

The subcommittee discussed the proposed library sign and voted to recommend approval to the full board. 



PMISC11-42 Valhalla Associates – 700 Main Rd - B:40, L: 30.1 (TC-2 zone) – general office commodity trading (1,300 s.f.) - 4 employees -hours of operation 6 a.m. to 3 p.m. M-F – no signage requested – no outdoor storage

Approved without conditions.

PMISC11-43 Fortitude Health – 101 Rt. 46 Blg 14 Unit 122 – B: 181, L: 1 (B4 zone) – skin care sales (1,480 s.f.) – hours of operation 9am-5pm Mon-Fri – 2 employees – signage in compliance with approved theme – no outdoor storage

Approved without conditions.

Sovereign Bank - 620 Main Road B: 39 L: 32 (B1 zone) - minor site plan - pre-submission / pre-completeness review

Application has not been submitting.  Discussion regarding minor site plan and proposed signage.  The subcommittee requests the following of the applicant:

-         Re-facing of façade to red brick

-         Reduce size of existing sign

-         Improve landscaping and lighting on site to improve appearance of property

Discussion with Eunis Furchak regarding potential subdivision of property

Ms. Hunscher indicated that Furchak resolution that provides that no additional subdivisions shall occur.  Additionally flag lots are discouraged. 

Discussion regarding inquiries about subdivisions on Highland and Montville Ave.

Ms. Hunscher indicated she has received multiple inquiries regarding potential subdivisions of lots that would create 5K lots in area in a zone that permits minimum lots size of 15K.  Subcommittee indicated that they would like to see smaller lots in neighborhood be combined. 

Discussion regarding potential Dunkin Donuts at Changebridge Plaza

Ms. Hunscher indicated that she has received two requests from franchisees regarding this location.  In her opinion it is considering “fast food” and should be sent to the Zoning Board as use variance.


There being no further business to discuss, the subcommittee meeting was unanimously adjourned at 9:35 a.m.
