OLD BUSINESS:
There
was no old business before the committee.
NEW BUSINESS:
1). PMISC11-41 Winter Services -
(Denied) - Pre-submittal discussion with
Mark Moore of Winter Services re: 2
Como Court regarding storage of snow removal and
salting vehicles.
Present
for applicant was Brian Melgaard, Ms. Melgaard, - property owners and
representatives of Troy Hills Realty - and Mark Moore, president and owner of
Winter Services.
The
committee discussed with the applicants recommendations for the preparation of
the site plan including delineation of parking on-site in particular specific
location of vehicles and setback from property line.
The
applicant indicated that at peak, he would have 60 vehicles on the
property. The bagged salt would be
stored on the property. The property
owners indicated that no fending is proposed.
Mr. Russo indicated that all items raised in Omland’s memo from the site
plan application in 2004 had been addressed at that time. Additional storm water management and paving
may need to be evaluated if paving is to be expanded.
2.) PMISC11-45 Diversified Heat -
(Denied) - Pre-submittal discussion with
Eno Lelaj, CFO, of Diversified Heat re: 439 Main Road
Present
for applicant were representatives and attorney from Diversified Heat and
attorney for Van Houten Trucking.
The
subcommittee discussed with the applicant specifics of the application. The applicant indicated that they would like
to move into the building as it is. The
committee agreed that the existing landscaping is sufficient. The committee is looking for the following
information:
- proof of cross access
easement with Seabreeze property adjacent
- parking delineated per
ordinance requirement of 1 space per 500 sf.
- Towaco style lighting
needs to be shown on site plan. Mr.
Russo indicated that two lights would be sufficient along frontage.
3). Discussion re: subdivision of Maser
Property at Taylortown and Boonton
Ave with John Fea, family representative
Mr.
Fea called last minute to indicate he would not be available to attend the
meeting. Ms. Hunscher gave an overview
of her conversation with Mr. Fea. He
indicates that his family owns over four acres at the corner of Boonton Avenue and Taylortown Road,
across from Marotta Scientific. The
family would like to subdivide the existing auto repair and sell the
parcel. In subsequent years, the family
would like to further subdivide the property in the rear and construct
residential dwellings.
Mr.
Russo indicated that the application requires Highlands
approval. Also, the subcommittee agreed
that it would be considered a major subdivision and the applicant would not be
able to able to apply for two separate minor subdivisions.
4). PMISC11-50 Pro-Tech Driving School – 115 Horseneck Rd.
– B: 139.3, L: 7.3 – 300 s.f. office space for driving school – 3 employees –
hours of operation 9am-5pm Mon-Sat – no outdoor storage of vehicles – tenant
name on existing sign (Casha & Casha)
Applicants
were not present. Subcommittee members
had a brief discussion regarding the waiver and agreed to approve with
stipulation that there would be no overnight parking of vehicles.
