MINUTES FOR MARCH 15, 2012

Mr. Lipari called the meeting to order at 8:35 a.m. Ms. Hunscher took roll call.

OLD BUSINESS:
There was no old business to conduct.
NEW BUSINESS:
Pre-submittal discussion
regarding proposed sign for prospective Dunkin Donuts at Changebridge Plaza
Applicant or representatives were not present.
Ms. Hunscher explained that she reviewed the initial
approval for the strip center including resolution and site plan and Board
Professional’s memos. While there is
sufficient parking for the Dunkin Donuts under the new code (the initial site
plan required a parking variance), the signage per the Ordinance must be in
conformance with the theme that was approved at the time of approval. The theme approved by the DRC was black or
bronze lettering. Subcommittee agreed
that the new Dunkin Donuts would have to comply.

Tabled at Planning Board meeting 3/8/12 for further
discussion and site visit by Planning Board subcommittee members
Tom Fitzsimmons appeared as owner. Applicant was not present.
The subcommittee discussed operations with Mr. Fitzsimmons,
who represented that the proposed tenant would perform the same operations, or
less, than what was approved under the original resolution for Springbrook
Farms, which is no longer in operation.
He agreed to no Sunday operations and to make the tenant aware that
trucks are not to idle.

There being no further
business to discuss, the subcommittee adjourned at 9:51 a.m.
