Reviewed a revision of prior development proposal involving
a lifestyle site corner of Kramer (prior use was Sunoco station). Prior concerns were site was over
development. Applicant amended proposal
by reducing footprint by 833 sq. ft. so the floor space was reduced from 14,298
sq. to 14,090 sq. ft. The proposed
number of rental units was reduced from prior request of 7 (ordinance allows 3)
to five units.
This is the I2A zone.
The parking demand reduced from 84 to 78 spaces, the impervious was
reduced from 67.8% to 65.6% which would still require a variance where 55%
permitted and the engineer added landscape curbed islands in parking lot.
Concerns continue to be voiced on oversized structure and
that the size of the units may not encourage the type of lifestyle mall the
community is seeking.
After general discussion on the types of uses with various
suggestions offered, the applicant asked if he could come back with a plan that
is reduced to a two story structure with the number of retail allowed on first
floor and offices on top. Mrs. White
will coordinate another subcommittee meeting when this concept is ready.
