Applicant is
in contact with NJ Transit for shared parking.
Applicant advised to meet with adjacent owner (vet building) to seek
possibility of cross easements/future connections/etc.
Applicant
proposes a pedestrian bridge that will connect to Towaco Transit area.
Applicant
instructed to look at further reduction of impervious coverage and to discuss
these concepts with the Planning Board engineer. Applicant also required addressing
aquifer as well as presentation of soil logs and water table info.
Applicant’s
architect to address: adequate space for
collection, separation (recycle), storage and cartage for all tenant
(restaurant, retail & residence) trash removal. Applicant indicated
the restaurant will be responsible for the entire complex trash management
which may result in a larger dumpster area or more or frequent service. Applicant was asked to include a pedestrian
lighting plan with revisions to ensure safety of those using dumpster area. Look at some type of berm in front of the
parking lot interior.
Applicant
indicated all mechanicals are located within the structure; none will be
installed on roofline.
Once final
drawings are available, obtain some input from some of our review agencies like
DRC, HPRC; contact EDC and Chamber of Commerce
for support reviews and meet with Towaco Fire Prevention Offices (Harry Shaub).
As to shared
parking concept, applicant requested to continue conversations with NJ Transit,
to contact owner of animal hospital as it relates possible easements/future
connections should animal hospital vacates and to further discussions with the
County as to their proposal of parallel parking on Whitehall parking, and to
make sure that the applicant develops a valet plan acceptable to this board and
Fire Prevention.
Applicant was
asked to submit a summary of all operations at the Towaco Crossing as it
relates to Hours of operation (indoor and out), any entertainment and/or any
banquet use. How will these activities
relate to retail use?
Applicant
hopes to submit by March and anticipates opening October 2011.

Mrs. White indicated this developer
constructed an entrance wall with gates which were not part of the prior
approval. Since he has to come in with
soil removal, applicant will be required to amend his application for
appropriate variances and approvals at the same time.
Mrs. White was asked to deal with
various window signs that were placed without approval.
